FLOOD INSURANCE
Protection When Water Threatens More Than Property.
Flooding can happen anywhere. Flood insurance helps protect your home, belongings, and peace of mind, so you can recover and move forward.
FLOOD INSURANCE, MADE CLEAR
Homeowners Insurance and Flood Insurance Are Different.
Standard homeowners and renters policies generally do not cover flood damage. Flood insurance is separate coverage designed specifically for direct physical loss caused by flooding, subject to the policy’s definition of flood, terms, limits, and exclusions.
Our team can help you understand the difference between flood and other types of water damage, review available flood insurance options, and talk through the building and contents protection that may be appropriate for your property.
WHAT FLOOD INSURANCE CAN PROTECT
Coverage for the Building, Belongings, or Both.
Flood insurance coverage depends on the type of policy, property, and coverage selected. Building and contents coverage are distinct, so it is important to understand what is actually included on your policy.
BUILDING PROPERTY
For eligible properties, building coverage can help protect the insured structure and certain permanently installed systems and equipment after a covered flood, subject to policy terms and limits.
PERSONAL CONTENTS
Contents coverage can help protect eligible personal belongings inside the insured building after a covered flood, subject to policy terms, limits, and exclusions.
HOMEOWNERS
Eligible homeowners may be able to purchase flood protection for both the building and its contents, depending on the program or carrier and the coverage selected.
RENTERS
Renters may be able to purchase contents-only flood coverage for eligible personal belongings because the landlord’s building coverage does not insure the tenant’s property.
CONDO & CO-OP CONSIDERATIONS
Coverage needs can differ for condominium and cooperative residents based on ownership structure, association coverage, and the type of flood policy available.
DIRECT PHYSICAL FLOOD DAMAGE
Coverage is tied to direct physical loss caused by a covered flood as defined by the policy. Not every type of water damage qualifies as flood.
COVERAGE DETAILS MATTER
Flood Zones, Limits & Policy Terms Can Change the Picture.
Flood insurance deserves its own review. Where the property is located matters, but so do the type of policy, building characteristics, coverage limits, deductibles, and what property you are trying to protect.
Flood Risk Is Not Limited to High-Risk Zones
Properties outside mapped high-risk flood areas can still experience flooding. A flood-zone designation can affect requirements and pricing, but it does not mean flooding cannot happen elsewhere.
Building vs. Contents Coverage
Building and contents protection are separate coverage considerations. Make sure you understand whether your policy includes one, the other, or both.
Deductibles & Limits
Flood policies have their own coverage limits and deductibles. Review the declarations and policy so you know what applies to the building and contents you insured.
Basements & Below-Grade Areas
Flood policies can place significant limitations on coverage for property and improvements located in basements or certain below-grade areas. These restrictions are especially important to understand before a loss.
NEW YORK HOMEOWNERS
Flood Risk Exists Across New York.
Flooding can result from heavy rainfall, overflowing waterways, coastal storms, snowmelt, drainage problems, and other conditions. New York homeowners and renters should understand that standard home and tenant policies generally do not provide coverage for flood damage.
HIGH-RISK AREAS & LENDER REQUIREMENTS
Flood insurance may be required for certain properties with federally regulated or insured mortgages located in designated high-risk flood areas. Lender requirements and insurance eligibility should be reviewed for the specific property.
COASTAL & INLAND FLOODING
Flood exposure is not limited to the coast. Inland communities can experience flooding from rivers, streams, heavy rain, snowmelt, and overwhelmed drainage systems.
AVAILABLE FLOOD INSURANCE OPTIONS
Separate flood insurance options may be available depending on the property, location, eligibility, and carrier availability. Our team can help you explore the options available for your specific situation.
DON’T WAIT FOR A STORM
Flood insurance may have a waiting period before coverage becomes effective, depending on the policy and carrier. It is important to review effective-date requirements before flooding or severe weather is imminent.
WHAT FLOOD INSURANCE MAY NOT COVER
Know the Limits Before the Water Rises.
Flood insurance is designed for a specific peril and contains important limitations and exclusions. Common areas that deserve additional discussion include:
ADDITIONAL LIVING EXPENSES
Additional living expense coverage is not automatically included with every flood insurance policy. Coverage varies by policy and carrier, so review the specific terms if temporary relocation expenses are a concern.
BASEMENT CONTENTS & IMPROVEMENTS
Coverage for basements and below-grade areas can be limited or treated differently depending on the flood policy. Review the specific policy terms to understand how improvements, equipment, and personal belongings in these areas are covered.
VEHICLES
Flood insurance generally does not cover automobiles. Flood damage to a vehicle may instead fall under comprehensive auto coverage if that coverage is carried and the loss is covered.
SEWER OR DRAIN BACKUP
Sewer or drain backup is not automatically the same as flood. Coverage can depend on what caused the backup and which policy or endorsement applies.
EARTH MOVEMENT & OTHER EXCLUDED CAUSES
Damage caused by excluded perils or conditions may not be covered even when water is involved. The specific policy language controls.
PROPERTY ABOVE POLICY LIMITS
Flood insurance only pays up to applicable policy limits for covered losses. Higher-value properties or contents may require a discussion about available limits and other options.
A SMARTER FLOOD INSURANCE REVIEW
What We Look at Beyond the Flood Zone.
A flood map is one part of the conversation, not the whole conversation. A useful review considers the property, how it is used, what you want to protect, and the flood coverage available to you.
YOUR PROPERTY & LOCATION
Property type, occupancy, elevation, location, and other characteristics that may affect eligibility, pricing, and coverage.
BUILDING COVERAGE
Whether you need protection for the insured structure and what building limit is available or appropriate to consider.
CONTENTS COVERAGE
What personal property you want to protect and whether contents coverage is included at a level that reflects your needs.
YOUR DEDUCTIBLES
What you would be responsible for paying after a covered flood loss under the building and/or contents coverage selected.
BELOW-GRADE AREAS
Whether your property has a basement or other below-grade space where special coverage limitations may apply.
YOUR CURRENT FLOOD EXPOSURE
Changes in drainage, development, weather patterns, property use, or lending requirements can be reasons to revisit flood coverage.
